Hyde Park Village's Next Two Years Are Already Booked

At 7:45 p.m. on Thursday, November 19, the Hyde Park Village tree goes on. It's the end of a Holiday Happening that starts at 5:30 with live music, a Nutcracker-inspired performance by The Tampa City Ballet and a visit from Santa. Janelle Martinez of Great Day Live hosts, and proceeds go to The Children's Dream Fund, according to the Village's event listing. The City of Tampa lists the tree lighting as free and open to the public.

That evening falls between two sets of news about the Village. One covers the storefronts that opened over the past seven months. The other covers names that won't arrive until 2027 or later. Alongside them, three of the Village's longest-running local businesses renewed their leases.

What the October announcement put on the calendar

On October 15, That's So Tampa reported that Italian fashion house Brunello Cucinelli and French jeweler Cartier both plan storefronts in Hyde Park Village. Brunello Cucinelli is set for 2027. Cartier expects to open in late 2027 or early 2028. Neither brand has a published street address yet.

The same story said Downtown Dogs, On Swann and Buddy Brew had renewed their leases at the Village. Tampa Newsroom repeated the news on October 19, putting the two luxury arrivals and the three renewals in one report. The Village's owner set out its next two years of arrivals and confirmed some of its oldest local tenants in the same breath.

Here is how 2026 through 2028 looks at the Village, using the dates published so far:

Tenant Location Timing
PAIGE 1517 W. Swann Ave. Grand opening celebration April 24, 2026
LoveShackFancy Hyde Park Village Opening July 10, 2026
Ralph Lauren 1609 W. Snow Ave. Opened July 28, 2026
Hill House Home Hyde Park Village Announced June 30, 2026, with a fall target
Rifle Paper Co. Hyde Park Village Listed as a fall 2026 arrival
Brunello Cucinelli Hyde Park Village 2027
Cartier Hyde Park Village Late 2027 or early 2028

Taken together, the table shows a pace of a few storefronts per season, spread over about two years. PAIGE came in the spring. LoveShackFancy and Ralph Lauren followed in July, within about three weeks of each other. Hill House Home, the home and sleepwear brand behind the Nap Dress, and Rifle Paper Co. were both named for this fall, and the Village's directory lists them as coming soon. After that, the two biggest names arrive in 2027 and later.

Why the arrivals come a few at a time

WS Development has run the Village for more than a decade. The Tampa Bay Times reported in September 2013 that the firm had bought Hyde Park Village and would take over leasing and day-to-day operations. In an April 2022 Women's Wear Daily story, reposted on WS Development's site, company president Samantha David said in a statement that the goal had always been to embrace the Village's historic charm and quirkiness to attract exciting brands.

The same item put numbers to that approach. Since the 2013 purchase, the Village had added more than 17 brands new to the Tampa market and 28 local businesses and eateries. Local businesses made up a large share of the signings, which fits the October announcement. Cartier and Brunello Cucinelli made the headline, and the renewals followed the same strategy of keeping a local base while adding national names.

When PAIGE opened in April, Hyde Park Village general manager Susan Martin told That's So Tampa that the brand had been chosen with care because the neighborhood has a distinct personality, and that it complements the Village experience. A management team that talks about each tenant as a fit for the neighborhood will tend to space out arrivals and keep its anchors. The 2026 to 2028 schedule matches that.

The three businesses that signed on again

Downtown Dogs, On Swann and Buddy Brew bring different kinds of traffic to the Village. One is a pet boutique, one is a sit-down restaurant and one is a coffee shop. That matters because a shopping district that adds luxury fashion can still lose the businesses people walk in for on an ordinary weekday.

The Village published "Storefront Stories" profiles of its tenants in June 2020, and those profiles show how deep the roots go:

  • Downtown Dogs. Owner Rene Neff said in the 2020 profile that the shop had been at the Village for 14 years. That put its arrival around 2006, years before WS Development bought the property.
  • Buddy Brew Coffee. Owners Dave and Susan said in the same profile that the Village mattered to them as Hyde Park residents, and they praised WS Development as a landlord.
  • On Swann. Managing partner Dylan talked in the 2020 profile about the restaurant's place in the Village.

You can read the full profiles on the Village's Storefront Stories page. By the time Cartier opens in late 2027 or early 2028, Downtown Dogs will have been at the Village for more than two decades, and it renewed in the same news cycle that announced Cartier. Every store that opened in 2026 and every one on the 2027 calendar is arriving next to tenants that have just agreed to stay.

What's on the Village calendar before Cartier opens

Brunello Cucinelli is set for 2027 and Cartier for late 2027 or early 2028. The next few weeks already have dates set:

  • Thursday, November 19, 5:30 to 8 p.m. Holiday Happening, with live music, The Tampa City Ballet's Nutcracker-inspired performance, Santa, and the tree lighting at 7:45 p.m. Proceeds go to The Children's Dream Fund.
  • November 27 to 29, 10 a.m. to 4 p.m. daily. Coastal Cowgirls Collective sets up a hat-customization pop-up in Village Circle over Thanksgiving weekend, according to the Village's event page.
  • Sunday, December 6. The first-Sunday Fresh Market at Hyde Park Village returns. Tampa Bay Markets, which organizes the market, lists that date and describes the market as having more than 90 vendors.

The tree lighting raises money for a local charity, the pop-up runs for one weekend, and the Fresh Market comes back on the first Sunday of each month. They run alongside the newer storefronts and the long-standing ones on Swann and Snow, and they give the Village a steady rhythm while its retail lineup changes slowly around it.

How the blocks will look in 2027

Using only the dates announced so far, a walk through the Village in 2027 would pass PAIGE on West Swann, Ralph Lauren on West Snow, LoveShackFancy, and Brunello Cucinelli at whatever storefront it takes. Cartier would follow by early 2028. On those same blocks, Downtown Dogs, On Swann and Buddy Brew Coffee will still be in business under their renewed leases.

The Village has been building toward this kind of tenant mix since WS Development took over in 2013. The October announcement added two names at the top of that list and kept three familiar ones in place. For residents, the clearest takeaways from this round of news are the renewals, the 2027 and late 2027 to early 2028 opening windows, and the November 19 tree lighting at 7:45 p.m.
